What is Individual Liability Leasing?

Individual Liability Leasing is a type of leasing perfectly suited for those that are sharing a house or apartment, as it lifts any concern about whether or not your roommate pays their share of the rent.  Each roommate is on their OWN lease, responsible (liable) only for their portion of the agreed upon amount of rent.

Do I have to have a Guarantor?

No one is required to have a Guarantor (a person that is not leaseholder, but guarantees the financial portion of the lease), we only offer this option for those that may not meet the qualification requirements on their own (Gross Income is 3 times Monthly Rental Installment).  Your Guarantor does NOT have to be family, it can be anyone, and there are also companies that can offer Guarantor services as well - ask us if you need assistance in this area, we are happy to help!

What is a Rental Installment and why isn't rent prorated?

Our rental charges are based on lease terms, built around the school year for the university that we serve - starting and ending on the same days. 

We have Full Term leases, Fall Term Leases, and Spring Term Leases.  Much like campus housing, there is a total cost for each term, which is then divided out into payments, or monthly installments. Standard apartment communities charge monthly rent, we charge monthly installments based on which term you choose. 

Do I have to get Renter's Insurance?

We have Liability Coverage built in for you, so that you don't have to worry about finding coverage.  However, we HIGHLY recommend that all of our residents get additional coverage for personal property.  In the event of  something happening, we want you to be able to have your items covered.

Can I pick my own roommates?

We encourage it!! While so many of residents find new friends through their new roommates, there is always a huge amount of comfort in knowing who your roommates will be prior to arriving or moving in.  There are also tons of online resources to assist prior to leasing - if you ever need help finding any, never hesitate in asking our team for recommendations!
